Job Description
The Associate Manager will help lead daily lease accounting processing, analysis and communication of financial results, development of compelling storylines and formulation of financial projections for real estate activity and initiatives. Facilitate achievement of real estate objectives with guidance from the Senior Manager and other leaders; while managing multiple deadlines, accountabilities, and competing priorities. Utilize their accounting and financial knowledge to address statutory and GAAP accounting issues related to Real Estate. Ensure Administration and Real Estates credibility and reputation of high quality (accurate, timely, relevant) financial measurement, reporting, planning and consulting.
Key Responsibilities
- Review real estate leases/abstracts/work papers that support FASB 842 filings and develop accurate balance sheet positions. Ensure schedules are prepared timely, accurately and consistent with requirements
- Review journal entries to support the monthly and quarterly close
- Prepare the strategic and operating plans for the Business Unit and utilize forecast updates to impact/guide management decisions
- Accountable for execution of account reconciliation preparation and SOX review responsibilities
- Identify and execute process improvements (e.g., lease schedule preparation, work paper documentation, data retrievals, report formatting for suppliers and customers, etc.)
- Work collaboratively with team members to ensure team efficiency and effectiveness (e.g., conflict/problem resolution, process/system improvements, resource procurement, supportive environment)
- Build strong internal relationships with leadership in other departments such as Corporate Accounting, ABO Finance, SOX/Compliance, Tax Department, and Human Resources to effectively troubleshoot issues and questions that arise during financial reporting and the monthly close
- Anticipates operational issues (such as lease changes affecting reporting, CAM and invoice reconciliations with landlords and data warehouse or information changes from key suppliers) and develop solutions along with suggestions for preventive measures
Job Qualifications

BA or BS in Accounting, Finance or related area of study (CPA or CPA candidate preferred)
Demonstrated depth of financial and analytical expertise
Experience as a business consultant in an accounting or finance related field builds relationships with clients while offering analysis and recommending corrective actions based on accounting principles and emerging trends
Organizational and time management skills - manages through ambiguity, prioritizes multiple projects to meet business partner needs
Effective communication across multiple levels and mediums
Advanced Microsoft Excel, Access and SAP skills
