Assists in the management of Travelers leased facilities. Responsible for financial analysis, budget management, receivables collection, payables expenditure approval, and management of the lease process. Also responsible for documentation, reporting and recordkeeping associated with leases.
Primary Job Duties & Responsibilities
Assists with managing leased rent and operating budgets.
Reviews operating expenses, occupancy related charges and real estate tax billings for compliance to lease terms.
Challenge increases and questionable expenses. Manages sublease and commission payments and assists in the collection of tenant improvement allowances.
Prepares annual rent budgets and inputs adjustments as necessary.
Manages all lease documentation, lease option/critical dates and lease file maintenance including records management. Updates applicable Corporate Real Estate reports as appropriate.
Provides support and assistance to Finance dept., third party providers and Corporate Real Estate teams.
Performs lease system administration input and updates.
Assists in the establishment of stronger teaming within Corporate Real Estate, Administrative Services and the Company as a whole.
Provides assistance with special projects as assigned.
Must posses at least 2 years of experience in commercial real estate lease administration environment.
Education, Work Experience & Knowledge
BA/BS in real estate, accounting, business administration, business management or related field preferred.
Job Specific & Technical Skills & Competencies
Proficient in MS Word and MS Excel. Previous knowledge of a lease administration system (i.e. Tririga) and/or general ledger systems a plus. Strong interpersonal skills and problem solving ability. Strong verbal/written communication skills. Excellent customer service skills.
