Job Description

Job Qualifications

Key Responsibilities
 Strategic Planning
o Develop real estate strategies supporting company initiatives and syndicate to gain alignment
o Work collaboratively with all areas to develop and understand the long term real estate needs of the corporation
o Drive new and existing office locations considering factors such as the following:
 City Strategies – consolidating offices in one city
 Market opportunities – buy vs. lease, lease sale back, etc.
 Office utilization – driving company staffing to specific locations to improve density
 Transaction Management
o Drive specific site selection which achieves both financial and quality goals
o Oversee lease negotiation and execution
o Oversee disposition of owned buildings and excess lease space
o Manage the broker relationships which enable these transactions
 Financial Management
o Develop data driven business cases enabling financially prudent business decisions
o Develop real estate key performance indicators, compare to Industry best practices, and drive the real estate department to improved productivity and performance
o Manage the financial relationship with landlords which includes rent issues and Common Area Maintenance charges
o Manage the annual operating budget for all buildings
o Influence major capital real estate decisions such as investment in current locations
o Manage the property tax relationship with taxing authorities for all locations
 Project Management
o Coordinates with the construction managers in the build out of leased locations and non-headquarter owned locations to deliver a high quality product while meeting cost and timeliness requirements
o Develop and maintain environmental strategies which ensure a safe working environment for employees and contractors
 Workplace Design
o Oversee technical building and furniture specifications to be used in leased locations and non-headquarter owned locations
 Leased Location Maintenance
o Maintain the physical plants – repair and preventative maintenance
o Analyze and improve building efficiency to achieve cost and energy improvements
o Manage and optimize all building related supplier relationships
 Develops, manages and motivates a staff (internal or external) to achieve strategic plans

 Bachelor Degree required
 Masters Degree preferred
 Management experience of 12+ years with the ability to provide leadership and focus to a large multi-discipline service/support organization
 Deep understanding of the Real Estate business
 Excellent negotiation skills to deal effectively with a multitude of external suppliers and internal and external clients
 Ability to communicate with Senior Management and consult on space problems and design/productivity solutions
 Project management knowledge and skills is helpful
 Strong knowledge of financial analysis and accounting
 Strong communication and relationship skills to ensure that the support services provided are in synchronization with the needs of the business
 Demonstrated ability to manage change, to render effective decisions, to think conceptually, to exercise flexibility, and to show good judgment in assessing complex management, staffing, and business issues
 Works collaboratively and cooperatively with others to achieve shared goals and objectives
 Considers the broader organization and makes decisions which support overall success
